1) How long will my new roof last?
Purchasing a new roof isn’t cheap, and when you must invest a lot of money into something you want it to last. Different materials have different lifetimes. Be sure you know exactly how long your roof is supposed to last.
2) How will it hold up during extreme weather such as hail storms and tornadoes?
Storms can wreak havoc on a roof, especially if it’s was improperly designed or installed or made of cheap materials. If you live in an area prone to storms and tornadoes it pays to know up-front what the expected problems could be and address them before you buy the roof.
3) What kind of warranty does it have?
Make sure you know the ins and outs of your material warranty, what it covers, what you must do, and what is expected of the contractor who installs it. Most material warranties have specific clauses for things such as installation and on-going maintenance among other things that you need to know in order to not void it. Ask you roof contractor any questions you may have on material warranties and while your at it ask about workmanship warranties to cover installation and labor costs not covered by the material warranty.
4) How will the roof complement the rest of the house, is it too heavy, too sloped not enough slope?
Especially if you have a custom designed roof in mind, discuss the finer details with your roof contractor and be sure the roof you want fits with the home you have and functions as it should.
5) How much does it cost?
Ah, the big question. New roofs aren’t inexpensive but they can be cheap and the old adage “you get what you pay for” definitely applies to roofing.
Cheaper roofs can last just a few years either due to poor installation or cheap materials and without an adequate warranty, you could be left with the repair bill or even replacing the entire roof again! While cost should be a consideration, don’t make it a priority, being cheap on a roof could cost you more in the end and given that it is the the most important part of your home, it’s not something you should skimp on.
