The Why & When Of Roof Maintenance

Atlas Pinnacle GraystoneIt’s no secret, when you keep something well maintained, you avoid the high costs of neglect while ensuring your investment is in great condition and retains it’s value!

We see this everyday in the maintenance of our cars, computers, even ourselves, but we don’t really think about our roofs until there is a problem and that costs homeowners thousands every year.

What benefit is there on spending time and money regularly maintaining and inspecting a roof rather than just keep it clean?

Studies show that improperly inspected and/or maintained roofs last only half of their expected service life. HALF. Why? Because those little leaks can become big leaks, that crooked shingle could indicate much deeper damage that if neglected could cost you your whole investment.

There are a myriad of small problems that over time can become major disasters, maintenance is the only way to prevent this.

“But I have a warranty!” you say. That’s nice, but don’t assume that a warranty will help if your not keep up with maintenance. Almost all warranties specifically state the the warranty is void if the roof is not properly maintained. After all, they won’t pay for neglect. If you cannot show the roof has been properly maintained, your claim will likely be denied and you could be responsible for all repairs!

When do you need to have your roof inspected and maintained?

You should have your roof inspected at least once a year (twice for commercial properties), to check for damage or other irregularities. Outside of severe storms and other outside influences once a year should be sufficient for most homeowners, but err on the side of caution and use common sense. An additional inspection, especially after a storm or other damage, could save you a ton of money.

In between inspections, keep your roof and gutter clear of debris! Whether you do it yourself or hire someone, outside of regular inspections this is the most important thing you can do for your roof!
