How Long Will Your Roof Last? 10 Years? 40 Years? Even 100 Years?

Roofing costs correlate directly to the longevity of a roof, with cheaper installations lasting for just a few years to pricier options lasting 100+ years! Of course a home or building owners financial situation will likely dictate what they can afford, fortunately there are many options for most situations available.

The National Association of Home Builders (NAHB) estimates most roofing products are designed to last decades under normal weather conditions but keep in mind that factors such as extreme weather conditions, quality of the materials, those who install it, and frequency of maintenance plays a large role in determining if a roof reaches it’s projected life expectancy or even exceeds it.

Asphalt shingles are the most common roofing material used, especially on homes. Typically, these shingles last, on average, 20 years but with today’s advancements, higher quality shingles are available that are warrantied for up to 50 years!

Architectural asphalt, another popular choice, lasts up to 30 years.

Wood shingles and shakes has a projected lifetime of 30 years but can last much longer under moderate weather conditions and consistent upkeep.

Metal roofing can last between 40 and 80 years as estimated by the International Association of Certified Home Inspectors, however, The Metal Roofing Alliance estimates are closer to 60 years maximum.

Slate, concrete, and clay tiles last longer than them all with the general agreement that these materials will last 100 years or more. Definitely not an inexpensive endeavor, to some the costs of replacing a roof only once is quite enticing.

When choosing a roof that will last the longest, take into account not only your budget but how long you plan to stay in your home, and what materials are used in your immediate neighborhood (not to mention any restrictions imposed by Homeowners Associations) and consult with a local roof contractor about the materials that would best fit your home’s construction as well as geographic conditions.
