What To Expect When It’s Time For A Roof Estimate

When it’s time to repair or replace your roof, the first step to begin the process is finding a reputable local roof contractor and making the appointment for a proper roof inspection.


Roof problems are, fortunately, a rare thing. As such the art of the roof estimate isn’t something that is common knowledge.  So when it’s time to call a roof contractor, most don’t know what to expect.

The good news is getting a roof estimate isn’t a big deal or complicated as long as you’ve done your homework and chosen your roof contractor wisely.

Just make the call, and a roof inspector/estimator will come to you and get the ball rolling!

Once they arrive, your estimator will talk to you about the reasons why you called and review any concerns you may have.  It is important to relay as many details as you can, including any previous damage and maintenance history.

The estimator will then go up onto the roof to look at the problem(s) themselves, taking photos and notes. This information helps to give them a better idea of what can be fixed, what needs to be replaced, and so on and so on.

After looking at the problem area(s), the estimator will then perform a general inspection looking out for not only additional damage but other problems such as exposed nails, loose or missing shingles, and other potential problems. Depending on the size, they may need to check the attic as well.

If you are a new customer, they will also need to measure your roof. Determining total square footage, pitch, and slope.

Equipped with all this information, your roof inspector/estimator will be able to write up a proposal that includes not only the estimate for the original problem but also any additional repairs that may have been noticed.

As estimates (and roof contractors) can vary wildly, it’s recommended to get at least 3 estimates. Review these estimates closely, understand each quote and ask questions!

Finally, make your decision based not only on costs but quality, company reputation, and warranties.

Once you make your decision, the roof contractor will have you sign the proposal (and sometimes other paperwork) and will give you a tentative start date.
